Market, I have a few suggestions. The first is to find a Realtor who specializes in selling foreclosures. If you have a local Real Estate investment club, call them, or you can try a few websites such as www.trulia.com or www.bidselect.com or www.realtor.com

I do not recommend Realtytrac.com or any other service that charges you money to find out what you can get for free elsewhere. And stay away from short sales, they are not worth it. Stick with Bank, VA, or HUD foreclosures.

I recommended a Realtor because as the buyer you will not pay anything for their services, and they will have access to all the foreclosures through their MLS. But find someone who is definitely experienced, not just telling you they know about foreclosures because they want to make a sale. That experience will pay off big time. Good luck.
