My feeling is that we'll see another rate cut. I don't know if that will affect mortgage rates right away (within a week or two) but it will certainly bring them down over time.
My question for you is, why do you have such a short term horizon for mortgage rate fluctuations?

After the drop this week, I don't think we will see much more drop before you close. At most, 1/4%. The upside I would put at .1%. The rates are being set by the banks, and not really based on normal facts.
