What are some good REIT buys?

Since the sector has been getting hammered by the markets, there must be some good bargains - right? Or should I hold off and wait some more?

I'd wait or be very selective. A number of Reits are on the edge as far as being a going concern. REITs tend to be highly leveraged, which has been a horrible scenario in this market. There is a reason the price is so low, particularly for Reits that are in the mortgage industry.

I'd look at a company whose listing is "O", they are committed to paying rising monthly dividends. Others to look at are REITs that don't have too much debt...because the cash flow can change with the economy and politics...and they can misrepresent the amount of available cash in a variety of ways.

A few months ago, the health care REITs were being touted as "recession-proof", but they aren't cheap yet. My favorites in this area are SNH, HRP, HCP, NHP...but they are about 20 % over what I would pay for them, so I put them on an alert...and if the prices drop, but the dividends are sustained...I might purchase asdditional sharwes.
