Why do we see rise in longer-term mortgage rates since March sharply, by a full percentage point at the five-year term in some countries?

Mortgage rates follow the bond market, which has been very weak due to a perception of a stronger economy and the strong possibility of inflation due to the Obama stimulus spending. As if housing didn't have enough problems, the rise in mortgage rates will not help at all. And if home sales struggle, that will for sure keep a lid on economic growth and a rise in stocks.
